

Florida's Realty, LLC is a member of three Boards and MLS's. Royal Palm Coast Realtor Association (MLS covering Collier and Lee counties), Realtor Association of Sarasota and Manatee (Stellar MLS covers most of Florida, parts of Georgia and Alabama) and Broward, Palm Beaches, St. Lucie Realtors (covering those areas and share MLS data with Miami). As an agent with Florida's Realty LLC you can join one or more of these boards or just one board but can get access to the other MLS's by paying their fee.
100% commission: This is our only commission plan. Agents can be paid directly at closing if the title company allows that (most do, but a few don't). You get all of the commission, we charge the customer a $295 additional brokerage fee (commonly referred to as a transaction fee). There is an agent monthly fee of $150, no other fees.
No minimum number of transactions: If you're okay with just doing two deals a year, we're not going to beat you over the head and tell you to do more. Now of course I would prefer you closed one hundred deals a year and so do you (maybe). But we are not a high pressure brokerage. Quality of life is more important than numbers.
No mandatory meetings: Usually we have a weekly Zoom meeting which you can attend from the comfort of your home or Starbucks or wherever, but if there is not a need for a meeting we don't have one. Once a month we have a pizza meeting where we get together for lunch and just talk about what is going on in our business.
Full Broker Support: I'm just a phone call away, I put a special tone on my phone so I know when one of my agents is calling and answer them immediately. My agents can call anytime to get my help about any business question.
E & O insurance: The brokerage has E & O insurance which is partly paid for by the $295 transaction fee.
Tools: We provide each agent with kvCORE as part of their monthly fee, kvCORE is a cloud-based, all-in-one platform equipped with smart relationship management, a lead engine, web and IDX, transactions, listings, a marketing autopilot feature and business analytics. It allows agents to generate leads from different sources and shortlist them and includes a web page for each agent. (I've tried many CRM's and I think kvCORE is the best)
Forms: Each agent member of the board has access to Forms Simplicity which is a nice tool that pre-loads data when available. We also use AppFiles which has the same forms but gives our agent's e-signature capability.
On-Demand Training: Our agent support website provides tons of current training related to agent safety and business success.
Leads: Our brokerage has partnered with Realtor.com using their program "Opcity" and we also use HouseJet to obtain leads for our agents.
Complimentary Closing Gift: Our brokerage provides our agents with a price appropriate closing gift to give to their customers.
Health Coverage: Everyone needs health coverage, sometimes health care coverage may seem too expensive for an individual. We feel this coverage should be available to everyone, so even if you don't join our brokerage - click here to see if this coverage helps you.

Sometimes agents may receive a payment other than through a closing (i.e. a rental commission or referral fee). In those instances the brokerage split is 90/10 with a cap to the brokerage of $295. So if the agent were to receive a $5,000 referral, the fee to the brokerage would be $295, not $500.
